Summary/Objective
Aides in the administration and execution of all aspects of building maintenance, including custodial, overnight labor and ice making, within the DECC complex. This position has responsibility for maintaining and managing all equipment, ice reservations and includes working with the public.  Aides in managing employees, using positive and thorough communication, delegating work and maintaining a positive work demeanor and culture is a crucial component of this position.  This position works closely with the Director of Facilities – Property Maintenance and the William A. Irvin and Maintenance Leads.

Requirements and Competencies

  • Extensive knowledge of building systems, including ice maintenance.
  • Excellent analytical and problem-solving skills.
  • Ability to prioritize tasks and to delegate them when appropriate.
  • Ability to identify issues and to determine repairs that are needed.
  • Ability to plan maintenance schedules for building systems.
  • Strong supervisory and leadership skills.
  • Able to ensure a high level of customer service.
  • Ability to adapt to changes, delays, or unexpected events.
  • Ability to move quickly throughout the complex.
  • High school diploma or equivalent.
  • Proficient with Microsoft Office Suites.
  • 2+ years supervisory and managerial experience.
  • Maintain a Class C Driver’s License and a safe driving record- must be maintained throughout employment.
  • Ice maintenance certification or a minimum of 3 years of ice making experience.

 

Preferred Education and Experience

  • Forklift experience/certification
  • Experience using aerial lift equipment
  • Completion of Vocational School, associate degree and/or bachelor’s degree

  • Onboarding, training, and assisting with scheduling all maintenance employees under the guidance of the Director of Facilities – Property Maintenance. Crew size will fluctuate from 10-20 employees based on the season.
  • Oversee work of all maintenance employees.
  • Assist with planning and preparing the training procedures for all maintenance employees.
  • Lead the routine maintenance meetings to relay important information.
  • Evaluate, repair, and maintain all facilities and equipment throughout the year. This includes Zambonis, plow trucks, forklifts, pallet jack, plow track, lawn mowers, etc.
  • Collaborates with team members to discuss upcoming work assignments; delegates assignments based on team members skills and experience.
  • Ensures maintenance and repair work is completed safely, effectively, and in a timely manner.
  • Track and comprehend workers time, materials, and resources used for tracking and reporting purposes.
  • Assist team members with technical issues or problems with given assignments.
  • Stay up to date on ice scheduling and adjust personnel as needed.
  • Work with clients and the public face-to-face to ensure operations run smoothly.
  • Coordinate the groundskeeping schedule and work with the crew to maintain a clean and well-manicured campus lawn and parking lot, coordinate snow clearing when necessary.
  • Assist team and/or other departments with tasks, including light cleaning, moving chairs or signage, and other event related functions.
  • Monitor inventory and prepare supply orders based on upcoming event needs.
  • Coordinate outdoor event set up and teardown. This includes setting up and tearing down events within Bayfront Festival Park.
  • Create and maintain a professional, positive, and welcoming appearance and atmosphere.
  • Follow all health and safety protocols, procedures, and policies.
  • Coordinate tasks based on upcoming events throughout the building to ensure projects don’t interfere with the set up or operations of an event.
  • Lead and maintain safety initiatives and requirements as directed. Ensure the DECC is following all safety requirements and procedures as they pertain to the maintenance department. Plan routine safety training sessions.
  • Maintain the flow, delegation and completion of work orders and maintenance requests.
  • Develop processes and procedures to enhance the maintenance operation as appropriate.
  • Additional duties as assigned.

 

 

Schedule

A person in this position works approximately 40 hours per week and maintains an event driven schedule. This will include days, evenings, weekends, and occasionally holidays. An average shift is 8 hours per day, but they could last up to 14 hours. The DECC cannot always schedule a definite ending time due to the nature of the events, but an estimated time may be provided.

Uniform
The DECC will provide shirts with the DECC logo.  Additional clothing will be provided as noted in the Collective bargaining agreement.

Work Environment
Some work is performed indoors and outdoors. Environment can range from cold and wet, to hot, humid, and anything in between. Safety gear will be required for tasks such as grinding, drilling, hooking up propane tanks. Exposed to loud noise regularly, including machinery, pep bands, crowds, and lawn equipment. The pace will vary, and the Maintenance Foreperson will need to adapt quickly.

Physical Demands and Requirements

Roughly equal amounts of sitting, standing, and walking. Required to ascend at least 15’ and at times up to 40’ on a ladder or scissor-lift. Climb, crawl, and work in awkward or cramped positions. Required to drive Zamboni. Must regularly lift and move objects or loads weighing up to 60 pounds (such as propane tanks or Zamboni tires). This position will require someone that is able to stand on their feet for many hours at a time, moving quickly to different places based on needs.  The Maintenance Foreperson will need to use their hands frequently, and be able to see, hear, and speak often.

Work Authorization/Security Clearance Requirements
The DECC uses USCIS Form I-9 to verify the identity and employment authorization of individuals hired for employment. On the form, an employee must attest to his or her employment authorization. The employee is required to present the DECC with acceptable documents evidencing identity and employment authorization at the time of hire. The DECC will examine the employment eligibility and identity document(s).
The list of acceptable documents can be provided by Human Resources.
